Built-in Sub-Zeros run dual refrigeration - two separate systems. A warm fresh-food side with a working freezer points at that side's evaporator fan, defrost circuit or airflow, not at the whole unit.
Condenser choked with dust, a dead condenser fan or a low refrigerant charge. The compressor never gets to switch off, which is what eventually kills it.
Defrost heater, thermistor or control fault, or a door gasket letting humid air in. Clearing the ice without fixing the cause just resets the clock.

A sealed-system leak is less common but does happen on older units. A proper diagnosis separates them in one visit.
Sub-Zero recommends cleaning the condenser about every six to twelve months. In coastal homes with pets it is closer to six. A clogged condenser makes the unit run constantly, raises the temperature and shortens compressor life.
It should be dealt with quickly. The usual sources are a blocked defrost drain, a split water line to the ice maker or a leaking filter head. The refrigerator itself is not the expensive part - the hardwood or stone floor it stands on is.
Yes. Sub-Zero door gaskets are replaceable in place on most built-in and integrated models. We also check door alignment and closure afterwards, because a gasket fitted to a misaligned door will fail again.
